Two approved household pets (cat or dog) are allowed. Dogs shall not exceed 100 pounds at maturity and shall be of gentle disposition.
The HOA is responsible for the mowing, the upkeep of the plantings along the front of the unit, annual mulching along the front of the unit and upkeep of the development site trees as shown on the development map. Unit owners are allowed to plant and/or mulch along the sides and along the back of the unit as long as it is not intrusive to the neighbor, allows access for mowers, and is maintained by the unit owner.
Braemar Estates is a Planned Unit Development (PUD). A homeowner owns their unit, inside walls out, the ground under their home, and a portion of land behind their unit. PUDs allow more freedom of use within certain guidelines.
As to units located in Southington, the following occupancy rules apply:
1. At least one individual who is age 55 or older shall occupy the Unit.
2. The 55 year-old individual may have a spouse or other occupant who must, however, be age 18 or older.
3. An occupant who has survived an individual over the age of 55, and who has an ownership interest in the dwelling may reside there.
4. An occupant over the age of 18, and who has an ownership interest and resides in a Unit vacated by an individual over the age of fifty-five who has entered a long-term continuing care facility.
5. The purchase of a dwelling unit for investment purposes by an entity or an individual not intending to occupy the dwelling is prohibited, except that a nonresident family member may purchase up to one unit for a family member who will reside in the dwelling unit and otherwise comply with other requirements.
